Press Release Summary: Independent report says Tiger Woods Albany Bahamas project
has potential to affect the physical environment, biological communities and
socioeconomic environment.

An independent review of the Tiger Woods Albany Bahamas project EIA by international
consulting firm Black & Veitch reveals that construction of the Tiger Woods Albany
Bahamas project will have significant impacts on Nassau, Bahamas coastal resources
and the marine environment.

The review states, \"Construction of the project will have significant impacts on
coastal resources\" and \"Construction and operation of the marina, jetties, and
access channel and construction of other project components near the beach have the
potential to cause adverse impacts to the marine environment.\"

According to the review, Black & Veatch International was contracted to review and
support The Bahamas' BEST Commission in conducting an objective evaluation of the
Albany Bahamas Environmental Impact Assessment (EIA) submittals.

Black & Veatch\'s findings of the potentially significant environmental impacts of
concern were summarized:

Groundwater Resources - Black & Veatch stated, \"Potentially significant impacts to
groundwater resources could arise from the application and management of
fertilizers, herbicides, and pesticides particularly on the golf course, as well as
from saltwater intrusion from construction of the marina.\"

Coastal Resources - Black & Veatch stated, \"Construction of the project will have
significant impacts on coastal resources.\" Black & Veatch cautioned, \"if the
proposed beach re-nourishment mitigation program is not continuously and
sufficiently maintained and implemented, significant erosion of coastal resources
will occur, potentially all the way back to the limestone ridge.\"

Black & Veach also advised that prohibiting development of the marina for the Tiger
Woods Albany project would eliminate the potentially significant impacts to the
environment on famous Adelaide Beach in Nassau, Bahamas.

Marine Resources - Black and Veatch stated, \"Construction and operation of the
marina, jetties, and access channel and construction of other project components
near the beach have the potential to cause adverse impacts to the marine
environment.\"

In reviewing the Environmental Impacts and Mitigation of the Albany EIA, Black &
Veatch reports, \"The project has the potential to affect the physical environment,
biological communities and socioeconomic environment of New Providence Island.\"

The Albany Bahamas development is a joint venture between British billionaire Joe
Lewis, pro golfers Tiger Woods and Ernie Els, the US based Tavistock Group and Park
Ridge Securities. Other principals of the company are Christopher Anand, Rhys
Duggan, Terry White, Doug McMahon and Sesh Thakkar.
